Three-Season Rooms in Buffalo, NY
A three-season room turns a porch or deck into usable space well past the first cold snap, without the full cost of a year-round addition. We check that the existing structure can carry the added weight, install sealed window and glazing systems built for our temperature swings, and can coordinate electrical rough-in if you want outlets and lighting in before the walls close up.
What’s included
Every job starts with a design or assessment visit and ends with a clean, cleared-up yard. In between: permits pulled where needed, inspections passed, and work we photograph for your records.
Design visit & window system walkthrough
Glazing and window-wall options compared for view, insulation, and cost.
Foundation & framing check
Existing structure evaluated to confirm it can carry the added weight and loads.
Snow-load engineered roof
Sized for lake-effect accumulation, not a catalog three-season kit.
Sealed window & door systems
Weathertight assemblies that hold up to WNY temperature swings.
Permits & inspections handled
We file with your town and meet the inspector.
Electrical rough-in coordination
Outlets and lighting planned in before walls close up, if you want them.

Three-Season Rooms FAQs
Can a three-season room be heated?
It can be set up for supplemental heat, but it is not insulated to the level of a true four-season addition. We’ll walk you through what’s realistic for how you plan to use the space.
Do I need a permit for a porch?
Yes, in nearly every case. A porch is a structural addition, not cosmetic work. We handle the permit filing and inspection scheduling as part of the job.
What warranty comes with the work?
10 years on workmanship for new builds, 2 years on repairs, plus manufacturer warranties on boards, up to 50 years on some composites. Both in writing with the quote.
Do you offer financing?
Yes. Plans from 0% APR for 12 months on approved credit, arranged during the quote visit. Longer terms available for bigger builds.
