Five things that quietly raise a deck quote

Square footage and material grade get most of the attention, but a handful of quieter details move the number more than people expect. Here’s what to ask about up front.
Height and stairs. A deck more than a few feet off the ground needs additional framing, stair stringers, and often a mid-rail landing. Each adds real material and labor.
Railing choice. As covered elsewhere, rail can run from $40 to $160+ per linear foot depending on material. On a wraparound deck it’s easy for railing to rival the decking cost.
Ledger conditions. If your siding needs to be cut back and properly flashed to attach the ledger, which is the right way to do it, always, that’s additional carpentry the quote should show as its own line.
Access. A backyard reachable only by hand-carrying lumber around the house, versus one with truck access, changes labor hours meaningfully.
Footing count. More footings than expected usually means the original layout assumed spans wider than code allows for our snow loads. It’s a correction, not an upsell, and we’ll explain exactly why each one is there.
