Almost any deck attached to your house, or any freestanding deck over 18 inches high, needs a permit in Erie and Niagara counties. The rule surprises people because it applies even to straightforward rebuilds on an existing footprint.

The paperwork itself is simple: a site plan, a framing plan, and the footing details. But every town’s building department reviews on its own timeline, typically one to three weeks. We file it, pay the fee (it’s already in your written quote), and meet the inspector at both the footing stage and the final walkthrough, so you never have to take time off work for it.

If your existing deck predates permitting or was built without one, that’s common and fixable. We’ll inspect it, tell you what today’s code actually requires, and handle the legalization paperwork if you’re selling or refinancing and need it on record.
